Once you have found a tenant and agreed an offer with your landlord we then take over and complete the whole process from start to finish.

Pre Tenancy Administration

Tenant referencing
We arrange the referencing of the tenants and ensure the correct ID/Visas are obtained.

Tenancy agreement
The tenancy agreement will be drawn up inline with the agreed offer, this will be sent out to both parties for electronic signing.

Monies and deposits
The initial rental, fees and deposit monies will be collected by us via our client account.

Deposit protection
We will ensure the deposit is protected within a government approved deposit protection scheme

Buildings and contents insurance
We can provide your landlords with a competitive quote for their building and contents insurance via our provider, we will then arrange for their policy to be renewed each year and will be able to deal with any claims on their behalf.

Rent and legal protection insurance
This policy will cover your landlords for unpaid rental and legal fees, this policy is via our provider which we can renew each year and deal with any claims on their behalf.

Compliance service
This service is to ensure your landlords property is compliant with legislation, this will include checking/arranging for a gas safety certificate, checking smoke and CO alarms, and legionnaires testing.

Inventory and check in
We can arrange for an inventory clerk to attend and carry this out, an additional charge will apply.

Cleaning
We can arrange for your landlords property to be professionally cleaned, an additional charge will apply.
