Our comprehensive management service will take away the trouble and inconvenience often created by the day-to-day management of a property. We take on the responsibility for every element of your property, making it stress-free! Our efficient management of a tenancy is vital for keeping a good working relationship between you and your tenants.

This service includes:

Market the property

We will arrange to market your property, negotiate an offer on your behalf, agree and confirm terms of the offer to you and your tenant.

Tenant referencing

We arrange the referencing of the tenants and ensure the correct ID/Visas are obtained.

Tenancy agreement

The tenancy agreement will be drawn up inline with the agreed offer, this will be sent out to both parties for electronic signing.

Monies and deposits

The initial rental, fees and deposit monies will be collected by us via our client account.

Deposit protection

We will ensure the deposit is protected within a government approved deposit protection scheme

Buildings and contents insurance

We can provide your landlords with a competitive quote for their building and contents insurance via our provider, we will then arrange for their policy to be renewed each year and will be able to deal with any claims on their behalf.

Rent and legal protection insurance

This policy will cover your landlords for unpaid rental and legal fees, this policy is via our provider which we can renew each year and deal with any claims on their behalf.

Compliance service

This service is to ensure your landlords property is compliant with legislation, this will include checking/arranging for a gas safety certificate, checking smoke and CO alarms, EICR and legionnaires testing.

Inventory and check in

We will arrange for an inventory clerk to attend and carry this out.

Cleaning

We will arrange for your landlords property to be professionally cleaned.

Rental collection

The rental will be paid into our client account and transferred to your landlords complete with a statement.

Rent arrears

If a tenant falls into arrears we will be pro active in chasing them and provide your landlords with daily updates.

Property inspections

We will carry out two inspections per year and provide a full report.

Renewal service

We will negotiate the terms of the renewal, issue the documents and send them out to both parties for electronic signature.

Date sensitive tasks

We will remind you when date sensitive tasks are approaching such as the annual gas safety certificate, renewal of the EICR and EPC. We can arrange the relevant contractors.

Payment of contractors invoices

All contractor invoices will be paid by us, and will show on your landlords monthly statements as an expense.

Summary statements for tax returns

We can provide these to assist your landlords with their tax returns.

Negotiate dilapidations and return of deposit

We will provide advice on any proposed charges your landlords may wish to make against their tenants deposit. Once any proposed charges are agreed we will arrange for the deposit to be returned.

Emergency out of hours

Our out of hours provider is available to deal with emergencies when our office closes.

Notices

Should possession be required of your landlords property we can serve notices of possession on their behalf, as well as support and help them throughout the process.
